"Real World" Property Taxes

When this year's tax assessments arrive in the mail, we will update the following and additionally, be adding several more "real world" Property Tax case studies. Often when talk turns to equalized assessment rates, abatements, TIFs, and levy rates, what is missed is the real world impact of these arcane tools. Therefore, for your perusal, one Woodford County family's bill:

The numbers for taxable year 2001 were unavailable and so no rates of increase for those two years were possible. The averages are for 2003-2004.

Let's see. . .reviewing this post, we realized that if the trend holds, and optomistically, the total taxes on this property rise this year by, say, 6% -

That will be $375 per month for the honor of living in Woodford County. This single residence, owner occupied home is a modest two-story, four-bedroom, two-bath, 1,600 sq. ft. structure with no finished basement and a two car attached garage.

No mansion, by any estimation.

Now let's look at the services -

no water; property and surrounding properties are on wells

Cable tv/high speed internet DSL or cable; none

refuse collection; none - privately contracted firm

Fire and Rescue; local volunteer dept. No taxing authority for first responders

Residents have no children in local school district

Residents have no children in Illinois Central College

Location does benefit from fine Woodford County road snow removal and mainenance on the 3 1/2 miles to state highways

Residents rarely use local Library District's services

Residents don't even know what the Health Department does

Let's recap - nearly $100 per week for what? Presumably the residents' quality of life. I think they'd present an arguement that they're being fleeced.
